The Somerset West Landlord and Tenant Services (SWeLT) Scheme has been set up to assist Private Sector Landlords, Tenants and Owners across the three Council districts of Sedgemoor, Taunton Deane and West Somerset.
This scheme is a partnership between Councils and agencies who offer private sector landlords, tenants and owners unique access to a range of local housing products, services and support.
SWeLT services are free, and specialist teams are on hand to offer you personal advice and support covering a wide range of housing topics.

The Council would like to make you aware of the new Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 which came into force on the 1st June 2020. The legislation forms part of the Governments drive to improve safety in all residential premises - and particularly the private rented sector. The Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords must provide a copy of the electrical safety report to their tenants, and if requested to their local authority. For landlords who don't comply, the fine could be up to £30,000 as well as the local authority arranging to carry out the works in default and charging the landlord for costs incurred. The Council will ask to see the report on their inspection so please have a copy ready.
