The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The following will be integrated into the dwellings: A Habibat 001 bat box or similar will be built into the structure at least four metres above ground level of the southwest facing elevation of Units 1 to 3; A cluster of five Schwegler 1a swift bricks or similar built into the wall at least 60cm apart, at least 5m above ground level on the northeast facing elevation of Units 1 to 3; Two bee bricks built into the wall about 1 metre above ground level on the southeast elevation of Units 1 to 3; Photographs of the installed features will be submitted to the Local Planning Authority prior to the first occupation of any dwelling.      Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 2015, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows, other than any hereby approved, above ground floor level in any west elevation of plot 1 or south elevation of plot 3 elevation by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining property.

Prior to the development exceeding damp proof course level, details of the roofing materials and of the materials to be used in the construction of the external walls shall be approved in writing by the local planning authority before.The development shall be carried out in accordance with those details. Reason: In the interests of visual amenity.
