The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

For three years from the date of this permission the annex shall be occupied for either:- purposes ancillary to the residential use of the dwelling known as 48B Monmouth Road Or by an officially sanctioned Hinkley Point C worker. Thereafter the annex shall only be occupied for purposes ancillary to the residential use of the dwelling known as 48B Monmouth Road and shall not be leased, sublet or sold separately from the host dwelling Reason: In the interests of residential amenity and in reflection of the exceptional need for temporary accommodation for Hinkley Point C workers in accordance with policies D24 and MIP2 of the Sedgemoor local Plan and the Hinkley Point C SPD.

The development shall be carried out in accordance with the flood mitigation measures identified within the submitted Householder and Other Minor Extensions Flood Risk Assessment submitted with the original application ref. 53/17/00027. Reason: To ensure the development provides appropriate flood mitigation measures in accordance with Policy D1 of the Sedgemoor Local Plan.
