The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

a) The holiday accommodation permitted under planning permission reference 51/22/00010 shall be used for holiday accommodation only and shall not be occupied as a person's sole or main residence. b) The site operators and owners shall maintain a comprehensive up to date register of the names of the owners/occupiers, including their guests, of individual holiday lets on site and evidence of their main home addresses and dates of occupation of the holiday accommodation and shall make this information available at all reasonable times to the local Planning Authority. Reason: The development is considered suitable on the basis of its use for tourism accommodation only and in accordance with Policies CO1 and D17 of the Sedgemoor Local Plan.

Prior to the holiday accommodation hereby permitted first being brought into use a flood warning and evacuation plan for the holiday let shall be submitted to and approved in writing by the Local Planning Authority. The holiday let shall be operated in accordance with the plan as agreed thereafter. Reason: To ensure the site, which is in flood zone 3 is safe for the duration of the occupation of the holiday in accordance with Policy D1 of the Sedgemoor Local Plan.

The area allocated for parking on the submitted plan no.5109-22-02 rev A shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure the holiday let is served by an adequate level of off street parking in accordance with Policy D14 of the Sedgemoor Local Plan.
