The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The east elevation bedroom window at first floor level shall be of a fixed light design, fitted with obscure glazing and retained as such thereafter. Reason: In the interests of residential amenity in accordance with Policy D25 of the Sedgemoor Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows other than those expressly authorised by this permission shall be constructed within the east elevation of the extension hereby permitted above ground floor level. Reason: In the interests of residential amenity in accordance with Policy D25 of the Sedgemoor Local Plan.
