The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The permission hereby granted only permits the conversion of the buildings to dwellings. The existing buildings shall not be demolished and/or replaced with a new structure. Reason: The proposal is only acceptable as it involves the conversion of a existing buildings. Conversely, the construction of new buildings in their place would be contrary to paragraph 79 of the National Planning Policy Framework.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order), the prior written permission shall be obtained for any additions or extensions or new openings to the buildings or for the erection of any building, structure, or other enclosure to be constructed or placed on any part of the application site. Reason: To safeguard the character of the building and the surrounding area.

The area allocated for parking and turning on the submitted plans, drawing number 200-10 E shall be kept clear of obstruction and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interest of highway safety.

Any entrance gates erected shall be hung to open inwards, shall be set back a minimum distance of 6 metres from the carriageway edge and shall thereafter be maintained in that condition at all times. Reason: In the interest of highway safety.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 2015, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows, other than any hereby approved, above ground floor level in any west elevation of unit 1 by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining property.

Within 1 month of the commencement of work, a landscape planting scheme shall be submitted to and approved in writing by the local planning authority and shall be carried out within nine months from the date of commencement of the development. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity.

Development shall not commence until the local planning authority has been provided with either: a) a copy of the licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2017 authorising the development to go ahead; or b) a statement in writing from the licensed bat ecologist to the effect that she/he does not consider that the specified activity/development will require a licence. Reason: A pre-commencement condition in the interest of the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

The development hereby approved shall not commence until: a) Demolition/construction operatives have been inducted by a licensed bat ecologist to make them aware of the possible presence of bats, their legal protection and of working practices to avoid harming bats. Works potentially affecting roosting bats will then be overseen by a licensed bat ecologist. A letter confirming the induction has been completed will be submitted to the Local Planning Authority by the licensed bat ecologist. b) A Beaumaris Woodstone bat box, to accommodate any discovered bat(s), will be hung on a suitable tree or building on or adjacent to the site at a minimum height of 4 metres as directed by a licensed bat ecologist. Any such box will be maintained in-situ thereafter. A photograph showing its installation will be submitted to the Local Planning Authority Reason: A pre-commencement condition to ensure the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

Unless modified by Natural England licence,  a scheme for replacement roosting provision will be provided for long-eared bats and pipistrelle bats shall be submitted and approved in writing by the Local Planning Authority prior the works commencing. Under no circumstances will breathable roofing membrane, including TLX Batsafe breathable membrane, used in areas where bats are potentially present. In these situation only bitumen 1F roofing felt may be used. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

Prior to first occupation of either of the dwellings hereby approved, a 'lighting design for biodiversity' shall be submitted to and approved in writing by the local planning authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent species using their territory or having access to their resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: In the interests of the Favourable Conservation Status of populations of European and UK protected species and in accordance with policy D20 of the Sedgemoor Local Plan

No works to or demolition of buildings or structures shall take place between 1st March and 30th September inclusive, unless a competent ecologist has undertaken a careful, detailed check of vegetation for active birds' nests immediately before the vegetation is cleared and provided written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the local planning authority by the ecologist. Reason: In the interests of nesting wild birds and in accordance with policy D20 of the Sedgemoor Local Plan.

Provision will be made for nesting swallows, for example within open fronted or structures providing shelter, and with the provision of artificial nest cups. A scheme showing how this will be implemented should be submitted to and approved in writing by the Local Planning Authority prior to work commencing on site. The approved scheme will be implemented in full and maintained thereafter. Reason: In accordance with Government policy for the maintenance of biodiversity as set out in the National Planning Policy Framework.
