The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Within 6 months of the date of this decision a landscape planting scheme including the provision of replacement trees for those already removed from the site shall be submitted to and approved in writing by the local planning authority and shall be carried out within the first planting season following the approval of the landscaping scheme. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity in accordance with Policy D22 of the Sedgemoor Local Plan.

The driveway between the edge of carriageway and the entrance gate(s) shall be properly consolidated and surfaced and shall thereafter be maintained in that condition at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Any entrance gates erected shall be hung to open inwards, shall be set back a minimum distance of 6.0 metres from the carriageway edge and shall thereafter be maintained in that condition at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway, details of which shall have been submitted to and approved in writing by the Local Planning Authority. Such provision shall be installed before first use and thereafter maintained at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

The gradient of the proposed access shall not be steeper than 1 in 10. Once constructed the access shall thereafter be maintained in that condition at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.
