By virtue of the height, scale, massing and design features, the proposed dwelling would appear unacceptably visually dominant, contrary to the local vernacular, and therefore fail to provide a high quality and inclusive design that responds to and positively reflects the particular local characteristics of the site and surrounding area. The inclusion of the wrap around balcony will serve only to accentuate the size and massing of the dwelling. The proposed development fails to comply with the requirements of policies D2 and D9 Sedgemoor Local Plan 2011-2032.

By virtue of the height, siting, window openings and inclusion of the wrap around balcony, the proposal gives rise to an unacceptable degree of overlooking and loss of privacy for neighbouring occupants and is therefore considered contrary to policy D25 Sedgemoor Local Plan 2011-2032.

In the absence of a Habitats Regulation Assessment having been carried out, there is insufficient information to be able to rule out an significant adverse impact as a result of the development and as such the proposal is at this time contrary to policy D20 Sedgemoor Local Plan 2011-2032.
