The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the materials agreed by condition 3 of the original permission ref. 17/18/00074. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

The development permitted by this planning permission shall only be carried out in accordance with the approved Flood Risk Assessment (FRA) by Argyll Environmental and the following mitigation measures detailed within the Flood risk Assessment:   Finished floor levels shall set no lower than 14.57metres above Ordnance Datum (AOD). All flood resistance/resilience measures detailed within section 4.1 The mitigation measures shall be fully implemented prior to first occupation and maintained for the lifetime of development unless otherwise agreed in writing, by the local planning authority. Reason: To ensure that the risks of flooding to future occupiers is minimised in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.

The development shall be carried out in accordance with the tree protection measures agreed by condition 5 of the original permission ref. 17/18/00074. Reason: To ensure adequate protection for the retained trees for the duration of the development in accordance with policy D19 of the Sedgemoor Local Plan.

The development shall be carried out in accordance with the scheme to deal with contamination at the site that has been agreed through the discharge of condition 6 of the original permission ref. 17/18/00074. Reason: To ensure that any risks from land contamination to are minimised in accordance with policy D24 of the Sedgemoor Local Plan.

Unless otherwise modified by Natural England licence two bat-adapted roof tiles will be installed in the westernmost house. Only traditional bitumastic roofing felt shall be used around these tiles; no breathable roof membrane shall be used in these areas to prevent harm to bats. Photographs of the installed tiles will be submitted to the local planning authority and once installed the tiles shall be retained at all times thereafter Reason: In the interests of the favourable conservation status of populations of European protected species and in accordance with Local Plan policy D14

The boundary with the river bank of the Cheddar Yeo shall be maintained in accordance with the details that have been agreed by condition 9 of the original permission ref. 17/18/00074 Reason: To safeguard the integrity of a European site and the Favourable Conservation Status of populations of European protected species and in accordance with D20 of the Sedgemoor Local Plan.
