No reasonable justification has been put forward to justify the continued residential occupation of part of this industrial building on a rural industrial estate outside the defined settlement boundaries. As such the proposal would result in the unjustified loss of employment space and the retention of an unsustainable dwelling in the countryside contrary to policies S2, D16 and CO3 of the sedgemoor Local Plan 2011-2032.

The proposal, by reason of its location on a busy industrial estate in close proximity to existing businesses would result in an unacceptably poor standard of amenity for occupiers of the residential unit and could lead to complaints being made against the legitimate activities of these businesses that might result in unreasonable restrictions being placed on them. As such the proposal is contary to policy D25 of the Sedgemoor Local Plan 2011-2032 and paragrapgh 182 of the National Planning Policy Framework.
