The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The dwelling hereby approved shall not be occupied until the existing dwelling has been demolished. Reason In the interests of sustainable development as this countryside site is not considered suitable for an additional dwelling in accordance with policies S2, CO1 and D11 of the Sedgemoor Local Plan 2011-2032.

With the exception of ground works, no works to construct the dwelling hereby approved shall be carried out unless particulars of the following have been submitted to and approved in writing by the Local Planning Authority:- details of the roof tiles and colour of render materials (including the provision of samples where appropriate) ; details of all hard surfacing and boundary treatments. Once approved such details shall be implemented as part of the development unless agreed otherwise in writing by the local planning authority. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

With the exception of site clearance and preparation, no development hereby approved shall be commenced until details of the finished floor level of the dwelling has been submitted to and approved in writing by the Local Planning Authority. Once approved the development shall be carried out in accordance with the agreed details unless agreed otherwise in writing by the local planning authority. Reason: In the interest of visual amenity and to ensure that the property is not at risk of flooding in accordance with policies D1 and D2 of the Sedgemoor Local Plan 2011-2032.

Prior to the occupation of the dwelling hereby approved a "lighting design for biodiversity" shall be submitted to and approved in writing by the local planning authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent species using their territory or having access to their resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: In the interests of the Favourable Conservation Status of populations of European and UK protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The development shall not commence unless the local planning authority has been provided with either: a copy of the licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2017 authorising the development to go ahead; or a statement in writing from the licensed bat ecologist to the effect that she/he does not consider that the specified activity/development will require a licence. Reason: A pre-commencement condition in the interest of the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

Unless modified by Natural England licence, a Habibat 001 bat box will be integrated into the structure of the east elevation of the building at least 4 metres above ground level and away from windows. Additionally, prior to commencement, a Beaumaris Woodstone bat box, to accommodate any discovered bats, will be hung on a suitable tree or building on or adjacent to the site at a minimum height of 4 metres as directed by a licensed bat ecologist. Any such box will be maintained in-situ thereafter. A photograph showing its installation will be submitted to the Local Planning Authorit. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.
