The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

a. The holiday accommodation hereby approved shall be occupied for holiday accommodation only and shall not be occupied as a person's sole or main residence. b. The site operators and owners shall maintain an up to date register of the names of all guests, and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The proposal is located within the area designated as countryside where new residential development is strictly controlled.

The proposed access shall be constructed in accordance with details shown on the submitted plan, drawing number Drawing Numbers 4001-BB-A-P01 Rev C, and shall be available for use before the development hereby permitted is operational. Once constructed the access shall be maintained thereafter in that condition at all times. Reason: In the interest of highway safety.

There shall be no obstruction to visibility greater than 600 millimetres above adjoining road level in advance of lines drawn 2.4 metres back from the carriageway edge on the centre line of the access and extending to points on the nearside carriageway edge a minimum of 60 metres either side of the access. Such visibility shall be fully provided before the development hereby permitted is brought into use and shall thereafter be maintained at all times. Reason: In the interest of highway safety.

The area allocated for parking and turning on the submitted plans, Drawing Number 4001-BB-A-P01 Rev C, shall be kept clear of obstruction and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interest of highway safety.

Provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway. Such provision shall be installed before the development is operational and thereafter maintained at all times. Reason: In the interest of highway safety.

No development in respect of the lodges approved by this planning permission shall commence until such time as a scheme for the management of foul and surface water based on sustainable drainage principles has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be managed and maintained in accordance with the approved scheme for the lifetime of the development. Reason: In the interest of amenity and appropriate flood and drainage management.

The development hereby permitted shall be constructed with finished floor levels set at a minimum of 500mm above existing ground levels. The units shall not be occupied unless the units are at the approved level Reason:To reduce the risk of flooding to the proposed development and its future users.

No development in respect of the lodges approved by this planning permission shall commence until a scheme detailing the flood resilience measures to be utilised in the construction of the proposed lodges has been submitted to and approved in writing by the local planning authority. The scheme shall be fully implemented prior to first occupation and thereafter be retained and maintained for the lifetime of the development. Reasons: To reduce the risk of flooding to the proposed development and its future users.

Before the site is first brought into use, a Flood Warning and Evacuation plan shall be submitted to and approved by in writing by the Local Planning Authority. The development shall thereafter be managed in accorance with the approved plan. Reason: To safeguard the residents from flood risk.

Prior to occupation, a 'lighting design for bats', following Guidance note 8 - bats and artificial lighting (ILP and BCT 2018), shall be submitted to and approved in writing by the local planning authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory or having access to their resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan.

No vegetation removal works around the site shall take place between 1st March and 31st August inclusive, unless a competent ecologist has undertaken a careful, detailed check of the trees, shrubs and scrub and tall ruderal vegetation to be cleared for active birds' nests immediately before works proceed and provides written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the Local Planning Authority by the ecologist accompanied by dated photos showing the site before and after clearance. In no circumstances should netting be used to exclude nesting birds. Reason: Nesting birds are afforded protection under the Wildlife and Countryside Act 1981 (as amended). Although this is a legal obligation the law does not specify a time period - some species can breed outside the time frame given.

Other than in respect of the development of the access/egress hereby approved, a Biodiversity Mitigation and Enhancement Plan (BMEP) shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of construction works. Photographs of the installed features shall be submitted to the Local Planning Authority prior to occupation: The content of the BMEP shall include the following: a) Two bat boxes (Shwegler 1FF) will be installed in mature trees at the boundaries of the site to enhance roosting opportunities b) One no. Schwegler 1B and one no. Schwegler 2H bird boxes will be installed on retained trees at the boundary. c) A Schwegler Clay and Reed Insect Nest or similar will be erected on the wall about 1 metre above ground level on the south or southeast elevation of each new building. d) Any new fencing must have accessible hedgehog holes, measuring 13cm x 13cm to allow the movement of hedgehogs into and out of the site. e) One log pile as a resting place for reptiles and or amphibians constructed on the eastern boundary. f) Any planting of marginal areas of the site will make use of native wildflower mixes g) All new shrubs must be high nectar producing to encourage a range of invertebrates to the site, to provide continued foraging for bats. The shrubs must also appeal to night-flying moths which are a key food source for bats. The Royal Horticultural Society guide, "RHS Perfect for Pollinators, www.rhs.org.uk/perfectforpollinators" provides a list of suitable plants both native and non-native. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), the prior written permission shall be obtained for any additions or extensions to the buildings or for the erection of any building, structure, or other enclosure to be constructed or placed on any part of the application site. Reason: To safeguard the character of the area.
