The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 2015, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows, other than any hereby approved, above ground floor level in any north or west elevation by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining properties.

Plans to show the method of enclosure for the curtilage of the dwelling shall be submitted to and approved in writing by the local planning authority and shall be implemented in accordance with the details approved prior to the development being occupied. Reason: In the interests of visual amenity.

Before the western most dwelling hereby approved is first occupied, the first floor window in the west elevation shall be fitted with obscure glazing and fixed shut. The window shall remain as such for all times thereafter. Reason: to safeguard the privacy of neighbouring residents.

Before any of the dwellings hereby approved are first occupied, the proposed parking and turning area as shown on the approved plan no. 20/11/500 shall be provided and available for use. This area shall be used only for the access, parking and turning of vehicles. Reason: in the interest of highway safety in accordance with Policy D14 of the Local Plan.

There shall be no obstruction to visibility greater than 900 millimetres above adjoining road level in advance of a line drawn 2.4 metres back from the edge of access lane and parallel across the entire site frontage. Such visibility shall be fully provided before the dwelling hereby approved is occupied and shall thereafter be maintained at all times. Reason In the interests of highway safety in accordance with Policy D14 of the Local Plan.
