 Conditions and Reasons

The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The holiday let shall be occupied for tourism purposes only and shall not be occupied as a person's sole or main residence. The holiday accommodation shall not be occupied by the same person or family for more than 3 months in any 12 month period. The site operator and owners shall maintain an up to date register of the names of all owners/occupiers, including their guests, and of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: To ensure this holiday let remains as such and is not occupied in a residential manner.

Notwithstanding the provisions of the Town and Country Planning General Permitted Development) Order, 1995, the prior written permission of the local planning authority shall be sought for any additions or extensions to the holiday let by the submission of a planning application. Reason: The local planning authority is not satisfied that the building could be extended without detriment to the character of the building.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: The local planning authority is not satisfied that the building could be altered without detriment to the character of the building.

The proposed access and parking space shall be constructed in accordance with details shown on the submitted plan, drawing No. SH02 and shall be available for use before the holiday let hereby permitted is first occupied. Reason: To ensure the development is served by a suitably constructed access.
