The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
Provision shall be made within the site for surface water so as to prevent its discharge on to the public highway. Reason: in the interest of highway safety.
Notwithstanding the provisions of the Town and County Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), the use of the garage hereby permitted, as part of this development shall not be used other than for the parking of domestic vehicles and not further ancillary resident accommodation, business use of any other purpose whatsoever. Reason: In the interest of highway safety.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 1995, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows, other than any hereby approved, above first floor level in any elevations by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining property.
The materials to be used in the construction of the external surfaces of the dwelling and detached garage hereby permitted shall match those used in the existing building. Reason: In the interests of visual amenity.
