It has not been demonstrated that the site was used solely for an agricultural use as part of an established agricultural unit on 20th March 2013. The proposal therefore fails to comply with Class Q of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).

By virtue of the low proposed internal ceiling heights and the proposed low quantity of both internal and external amenity space, the proposal gives rise to a cramped and contrived layout with an unacceptable impact on the residential amenity of future occupiers. As such it cannot be confirmed that the design is acceptable, contrary to Class Q of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
