 Conditions and Reasons

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby permitted shall be constructed with Finished Floor Levels in accordance with the submitted and approved Site Plan Drg No. 002. Reason: To reduce the risk of flooding to the proposed development and future users in accordance with Adopted Sedgemoor Core Strategy Policy D1 and emerging local plan policy D1.

The development hereby approved shall be carried out in accordance with the flood resilience measures set out in the submitted and approved Planning Statement (9th November 2018). Reason: To reduce the risk of flooding to the proposed development and future users in accordance with Adopted Sedgemoor Core Strategy Policy D1 and emerging local plan policy D1.

The development hereby approved shall be carried out in accordance with the details in the submitted and approved Flood Warning and Evacuation Plan (David Corp, April 2018). Reason: To reduce the flood risk to future users in accordance with Adopted Sedgemoor Core Strategy Policy D1 and emerging local plan policy D1.

The proposed access shall be constructed in accordance with details shown on the submitted and approved Site Plan Drg No. 002, and shall be available for use before the proposed dwelling is first brought into use. Once constructed the access shall be maintained thereafter in that condition at all times. Reason: In the interests of highway safety in accordance with Adopted Core Strategy Policies D9 and D10 and emerging local plan policies D14 and D15.

Prior to the first occupation of the dwelling hereby approved provision shall be made within the site for the disposal of surface water so as to prevent its discharge on to the highway. Such provision shall be in accordance with the details contained within the submitted and approved Discharge of Condition Letter (10th April 2018) and Ground Floor Drainage Layout with construction details and notes drawing no. 003. Once installed, the provision shall thereafter be retained. Reason: In the interests of highway safety in accordance with Adopted Core Strategy Policies D9 and D10 and emerging local plan policies D14 and D15.

The area allocated for parking and turning on the submitted and approved Site Plan Drg No. 002, shall be constructed before the proposed dwelling is first brought into use and shall be kept clear of obstruction and used for nothing other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety in accordance with Adopted Core Strategy Policies D9 and D10 and emerging local plan policies D14 and D15.

At the proposed access there shall be no obstruction to visibility greater than 600 millimetres above adjoining road level within the visibility splays shown on the submitted and approved Site Plan Drg No. 002. Such visibility splays shall be provided prior to the access hereby permitted being brought into use and shall thereafter be maintained at all times. Reason: In the interests of highway safety in accordance with Adopted Core Strategy Policies D9 and D10 and emerging local plan policies D14 and D15.

The flue shown on the submitted and approved Proposed North East Elevation Drg No. 004 rev A shall be finished in matt black and retained as such thereafter. Reason: In the interests of visual amenity in accordance with Adopted Core Strategy Policy D2 and emerging local plan policy D2.

Notwithstanding the provisions of the Town and Country Planning General Permitted Development) Order, 2015, the prior written permission of the local planning authority shall be sought for any additions or extensions to the dwelling by the submission of a planning application. Reason: The local planning authority is not satisfied that the dwelling could be extended without detriment to the character of the building.
