The development hereby permitted shall begin no later than 17th January 2021. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
With the exception of site clearance and preparation, no development hereby approved shall be commenced until a detailed surface water drainage scheme for the site, has been submitted to and approved in writing by the local planning authority. Such scheme shall include measures to prevent the run-off of surface water onto the highway and once approved the scheme shall be implemented in accordance with the approved details and maintained at all times thereafter unless agreed otherwise in writing by the local planning authority. Reason: To ensure the development is properly drained in accordance with policy D1 of the Sedgemoor District Core Strategy 2006-2027 and the emerging Sedgemoor Local Plan 2011-2032.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows at first floor level, other than any hereby approved, on the east and west elevations by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining properties in accordance with Policy D16 of the adopted Sedgemoor Core Strategy
There shall be no obstruction to visibility greater than 900mm above adjoining road level in advance of lines drawn 2.4 metres back from the carriageway edge extending along the site frontage. Such visibility splays shall be maintained hereafter. Reason: In the interests of highway safety and in accordance Policies D9 and D10 of the adopted Core Strategy
The development hereby permitted shall not be occupied until the access, parking and turning areas, as shown on Drg No. J233/22 have been provided. The access and parking area shall be properly consolidated and surfaced (not loose stone or gravel). The parking area shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure that there is adequate access and space within the site for the parking of vehicles clear of the highway in accordance with Policies D9 and D10 of the Core Strategy.
Before the commencement of the development hereby permitted the applicant, or their agents or successors in title, shall have secured the implementation of a programme of archaeological work in accordance with a Written Scheme of Investigation (WSI) which has been submitted and approved in writing by the Planning Authority. The WSI shall include details of the archaeological excavation, the recording of the heritage asset, the analysis of evidence recovered from the site and publication of the results. The development hereby permitted shall be carried out in accordance with the approved scheme. Reason: To ensure that any archaeological interest is protected in accordance with Section 12 of the National Planning Policy Framework and Policy D17 of Sedgemoor District Council's Core Strategy.This matter needs to pre-commencement or the opportunity to ensure the arcaheological works are factored in to the development from the outset..
