 Conditions and Reasons

The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The use of the garage hereby permitted shall be limited to the domestic and private needs of the occupier of 18 Steart Bay and it shall not be converted to living accommodation or used for any business or other purpose whatsoever. Reason: The introduction of a commercial use would be contrary to the established character of the immediate locality and is not suitable for a separate dwelling.

Before first being brought into use the proposed access over at least the first 6m of its length, as measured from the edge of the site shall be properly consolidated and surfaced (not loose stone or gravel) and shall be maintained as such at all times. Reason: In the interests of highway safety.

Any entrance gates erected shall be hung to open inwards. Reason: In the interests of highway safety.
