The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |

Before the development hereby permitted is commenced details of the proposed foul drainage system shall be approved in writing by the local planning authority.
Reason: In the interests of amenity. |

Surface water drainage details to be submitted. These to include details on measures to control the surface water run off, the results of soil percolation tests undertaken in accordance with BRE Digest 365 to confirm the design of the proposed soakaways, and the location and route of the proposed soakaway system. Full design calculations, pipe/tank sizes and plans are required. All items shall be submitted to and approved in writing by the local planning authority before development is commenced.
Reason: To ensure that the development is served by an adequate system of surface water attenuated drainage without detriment to adjoining land and properties, and that adequate maintenance is maintained. |

At the proposed access the existing hedge shall be replanted to improve visibility from the access according to details shown on the submitted plan (Drawing No. 10/03/001) Such works shall be carried out prior to the commencement of the extensions hereby permitted and shall thereafter be maintained at all times.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) the use of the garage hereby permitted shall be limited to the domestic and private needs of the occupier and shall not be used for any business or other purpose whatsoever.

The area allocated for turning on the submitted plan (Drawing No. 10/03/001) shall be kept clear of obstruction at all times and always available for the turning of vehicles in connection with Primrose Cottage.

The recommendations contained within the 'Bat and Bird Survey' carried out by Michael Woods dated July 2010 shall be carried out in full - before, during and after development has commenced. These measures shall remain in place thereafter.
