Conditions And Reasons:

1 . The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2 . The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
3 . Surface water drainage details required to be submitted. These to include details on measures to control the surface water runoff,  the results of soil percolation tests undertaken in accordance with BRE Digest 365 to confirm the design of proposed SUDs & soakaways, and the location and route of the proposed SUD & soakaway system., with location plan, with details of ownership and maintenance plan of the headwall also to be submitted. Full design calculations, pipe/tank sizes and plans are required. All items shall be submitted to and approved by the local planning authority before development is commenced Reason: Due to the size of the proposed extension, it would be best that a new surface water drainage system be installed. This would ensure that the development is served by an adequate system of surface water drainage (land drainage) without detriment to adjoining properties.
4 . Before the development hereby permitted is commenced details of the proposed foul water drainage system, and of the piping and filling of any ditches, shall be approved in writing by the local planning authority. Reason: In the interests of amenity.
