Conditions And Reasons:

1 . Approval of the details of the access, appearance, landscaping, layout and scale, within the upper and lower limit for the height, width and length of each building stated in the application for planning permission (hereinafter called "the reserved matters") shall be obtained from the local planning authority in writing before any development is commenced. Plans and particulars of the reserved matters referred to above, relating to the access, appearance, landscaping, layout and scale, shall be submitted in writing to the local planning authority and shall be carried out as approved. Application for approval of the reserved matters shall be made to the local planning authority before the expiration of three years from the date of this permission. The development hereby permitted shall be begun before the expiration of two years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reasons: The application was submitted as an outline application in accordance with the provisions of Article 3(1) of the Town and Country Planning (General Development Procedure) Order 1995 (As amended by SI 2006/1062). In accordance with the provisions of Section 92 of the Town and Country Planning Act, 1990 (As amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2 . The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
3 . No development shall take place until the applicant, or their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the local planning authority. Reason: To accord with advice given by the Department of Transport, Local Government and The Regions to ensure the protection of the Nation's heritage and historical features.
4 . Surface water drainage (land drainage) details, including location of the soakaway, shall be submitted to and approved by the local planning authority before development is commenced. Reason: To ensure that the development is served by an adequate system of surface water drainage (land drainage) without detriment to adjoining properties.
5 . Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995, the prior written permission of the local planning authority shall be sought for any additions or extensions to the dwellings by the submission of a planning application. Reason: The local planning authority is not satisfied that the dwelling could be extended without detriment to the character of the building and to ensure adequate amenity space is provided for each bungalow.
6 . Notwithstanding the provisions of the Town and Country Planning General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) the use of the garage hereby permitted shall be limited to the domestic and private needs of the occupier and shall not be used for any business or other purpose whatsoever. Reason: In the interests of highway safety.
