Conditions And Reasons:

1 . Within three months of the date of permission being granted or unless otherwise agreed in writing by the Local Planning Authority, the existing access shall be modified to incorporate the details shown on the amended plan (Drawing No. 1291 08 Rev. A) received 14th December 2008, (to include the access width, radii and the piers being set back at least 2m from the nearside carriageway edge). Reason: In the interests of highway safety.
2 . Any entrance gates erected shall be hung to open inwards and shall be set back a minimum distance of 10m from the carriageway edge. Reason: In the interests of highway safety.
3 . The driveway between the edge of the carriageway and the entrance gates shall be properly consolidated and surfaced (not loose stone and gravel) in accordance with details, which have been submitted to and approved in writing by the Local Planning Authority, and shall be and maintained thereafter at all times. Reason: In the interests of highway safety.
4 . Provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway, details of which shall have been submitted to and approved in writing by the Local Planning Authority. Such provision shall be made before completion of the amended access and maintained thereafter at all times. Reason: In the interests of highway safety.
5 . Within 3 months of the date of this permission a landscape planting scheme shall be submitted to and approved in writing by the Local Planning Authority and shall be carried out within nine months from the date of this permission. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity.
