Conditions And Reasons:

1 . The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2 . The window which is to be inserted in the first floor west elevation for the bedroom shall be fitted with obscured glass. This glazing shall remain in place thereafter. The left hand panel of the window shall be top hung with the right hand panel shall only be opened as a means of escape in case of emergency and shall be otherwise non-opening. Reason: To preserve the privacy and residential amenity of adjacent homes.
3 . Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 1995, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows to the extensions and detached garage, other than any hereby approved by the submission of a planing application made for this purpose. Reason: To preserve the privacy and residential amenity of adjacent homes.
4 . The access hereby permitted shall not be brought into use until drop kerbs have been installed at the carriageway edge and a vehicle cross-over constructed across the footway fronting the site for the width of the access. Reason: In the interests of highway safety.
5 . Provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway, deatils of which shall have been submitted to and approved in writing by the Local Planning Authority. Such provision shall be made before completion of the development hereby permitted and maintained thereafter at all times. Reason: In the interests of amenity and to ensure that surface water discharged from the development is served by an adequate drainage system
