Conditions And Reasons:

1 . The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2 . No development shall take place until samples of the materials to be used in the construction of the external surfaces of the extension hereby permitted have been submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details. Reason: In the interests of visual amenity.
3 . Notwithstanding the provisions of the Town and Country Planning General Permitted Development) Order, 1995, the prior written permission of the local planning authority shall be sought for any additions or extensions to the dwelling by the submission of a planning application. Reason: The local planning authority is not satisfied that the dwelling could be extended without detriment to the character of the building.
4 . The existing trees on the site shall not be lopped, topped, felled, lifted, removed or disturbed in any way without the prior written permission of the local planning authority. Reason: In the interests of visual amenity.
5 . Surface water drainage details, including the results of soil percolation tests, and detailed design of the soakaway (complete with calculations and results) undertaken in accordance with BRE Digest 365 to confirm the design of proposed soakaways, and location of the proposed soakaway, shall be submitted to and approved by the local planning authority before development is commenced. Reason: In the interests of amenity and to ensure that surface water discharged from the development is served by an adequate drainage system
6 . The proposed access (or drive) shall incorporate pedestrian visibility splays on both its sides to the rear of the existing footway based on co-ordinates of 2.0m x 2.0m. Reason: In the interests of highway safety
7 . The dwelling hereby permitted shall not be occupied until two parking spaces for the dwelling have been provided as shown on the submitted drawing (09/110/03). Such spaces shall be properly consolidated and surfaced (not loose stone or gravel) in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority. The said spaces and access thereto shall thereafter be kept clear of obstruction at all times and not used other than for the parking of vehicles or for the purpose of access in association with the dwelling hereby permitted. Reason: In the interests of highway safety.
8 . Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of residential amenity.
