Conditions And Reasons:

1 . The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of the Town and Country Planning Act, 1990 as amended.
2 . The development shall take place in accordance with the details of the landscaping and planting scheme for the proposed habitat area in Drawings nos. 3116/E/62 and 3116/E/61 submitted as part of this application. Any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the local planning authority gives written approval to any variation. Reason: In the interests of visual amenity and biodiversity.
3 . No excavation as part of the development hereby approved shall be commenced until the expiration of 7 days following notice given in writing to the Local Planning Authority and the Historic Environment Service, Somerset County Council, Taunton Castle, Taunton TA1 4AA, of the intention to commence development. During the development the developer shall afford access at all reasonable times to archaeologists nominated by the Historic Environment Service, and allow them to observe the excavation and to record items of interest and finds.                        Reason:  To accord with advice given by the Department of Communities and Local Government to ensure the protection of the nation's heritage and historical features.
4 . No development shall take place within the area of the site to the west of the motorway until the applicant, or their agents or successors in title, has secured the implementation of the relevant action set out in the document 'Summary of Passive Dispersal Technique for Watervoles – North East Bridgwater' submitted as part of the planning application and any Great Crested Newts have been relocated in accordance with the provisions of a licence to be obtained from Natural England. ' Reason: In the interests of nature conservation and biodiversity.
5 . The development permitted by this planning permission shall only be carried out in accordance with the approved FRA dated 9 April 2009     Reason: To ensure there is no increase in flood risk. 
6 . The development hereby permitted shall not be commenced until such time as a scheme to ensure ongoing maintenance of the onsite drainage system has been submitted to, and approved in writing by, the Local Planning Authority.  Works shall proceed in accordance with the approved details. Reason: To prevent flooding by ensuring the satisfactory storage of/disposal of surface water from the site.
7 . A strip of land 8 metres wide adjacent to the top of the bank of the King Sedgemoor Drain must be left clear of all buildings, structures, fences and trees to facilitate access, essential maintenance and possible future improvements. Ground levels should not be raised within this area. Reason: To ensure essential access to the watercourse is maintained and there is no restriction to out of bank flood flow during an extreme event.
8 . There shall be no storage of any materials including soil within any area shown as Flood Zone 3 on the Environment Agency Flood Map. Reason: To ensure that there will be no increased risk of flooding to other land/properties due to the impedance of flood flows and/or reduction of flood storage capacity.
9 . There must be no interruption to the surface water drainage system of the surrounding land as a result of the operations on the site. Provisions must be made to ensure that all existing drainage systems continue to operate effectively and that riparian owners upstream and downstream of the site are not adversely affected. Reason: To ensure that flood risk is not increased.
