Help moving into Private Rented Accommodation

Sedgemoor District Council works in partnership with local agencies to provide several schemes to assist people in housing need move into private rented accommodation. These include assistance with bonds and deposits, rent in advance and help to buy furniture.

Lodging and sharing

Lodgings have been in existence for generations and certainly, in previous decades it was far more common for single people to leave home and move into lodgings than it would have been to move into self-contained accommodation. Perhaps not surprisingly given the recent economic climate, increasing numbers of home owners and secure tenants are thinking of letting out a spare room to help make ends meet. At the same time, lodgings remain a preferred housing option for many single people, given the shortage of housing and rising rental costs.

In Sedgemoor we work alongside landlords and prospective tenants to help out where we can with the aim of increasing the number of lodgings available to rent. Please see see the below leaflets for further details:

Somerset West Lodging Scheme

The Somerset West Lodging Scheme is a free service which has been developed to offer help and advice to residents in Sedgemoor and West Somerset who would like to earn an income from renting out their spare room. Its aim is to increase the availability of good quality accommodation to be made available to people of all ages by providing a comprehensive range of services completely free of charge to get your spare room ready to let.

The Deposit Guarantee Scheme

If you are looking to rent a property from a private landlord in Sedgemoor, you may be required to provide a cash deposit to cover any damages/rent arrears that may occur during the tenancy. It is often difficult for prospective tenants to raise the cash for a deposit, particularly if they are on state benefits or a low income.

Sedgemoor District Council runs a scheme for tenants and landlords where a written guarantee can be used in place of a cash deposit. It is called the Deposit Guarantee Scheme. Discretionary Housing Payments

Are you suffering exceptional circumstances? We may be able to offer short term extra help via Discretionary Housing Payments.

Discretionary help towards Council Tax and Rent payments (known as DHP's) provide customers with financial assistance when the local authority considers that additional help with housing costs (rent) are required.
